ROSALA, named after the Finnish island of the same name, represents the eleventh phase of our largest residential development, SUOMI Hloubětín. The project offers 105 apartments ranging from studio layouts (1+kk) to spacious family homes with five rooms and a kitchenette (5+kk).
Apartment sizes range from 30 m² to 120 m² and feature generous balconies, terraces, or private gardens, extensive glazing, and plenty of natural daylight. Future residents will also enjoy a shared rooftop garden designed to foster community living.
Underground parking spaces, private storage units, stroller rooms, and a bicycle storage area with facilities for washing bicycles and dogs come as standard, making everyday city living and outdoor activities more convenient.
ROSALA offers apartment layouts ranging from 1+kk to 5+kk, catering to singles, couples, and families alike. Units range in size from 30 m² to 120 m².
The apartments have been designed with a strong focus on practical layouts, ample storage space, and maximum use of natural light. Every apartment includes either a balcony, terrace, or private garden.
Residents also benefit from private storage units, underground parking, and high-quality shared facilities that enhance everyday comfort. Thoughtful layouts and clean Finnish design are a hallmark of the project. As an added benefit, we also offer complimentary moving services.
As part of the standard apartment specification, buyers can choose from several finishes for wooden flooring, entrance and interior doors, wall tiles, and floor tiles. Windows feature triple-glazed insulating glass and are prepared for future shading systems. All apartments are equipped with underfloor heating and a video intercom system. Selected units will also include cooling systems or decentralized heat recovery ventilation units.
Like all phases of SUOMI Hloubětín, ROSALA has been designed with a strong focus on environmental responsibility and long-term sustainability.
Standard features include EPD-certified materials, triple-glazed windows prepared for shading systems, modular bathrooms, and energy-efficient LED lighting in common areas. Selected apartments will be equipped with cooling systems or decentralized heat recovery ventilation units to improve indoor comfort.
The project also supports the future of mobility through EV charging infrastructure preparation for selected parking spaces.
Shared spaces play an important role in the overall concept. Residents will enjoy a rooftop community terrace and garden, creating additional opportunities for relaxation and social interaction. Other roof sections will accommodate photovoltaic panels used for water heating and powering common-area lighting.
ROSALA also incorporates blue-green infrastructure principles. Rainwater will be collected through retention roofs, stored, and reused for irrigation of landscaped areas. This approach promotes efficient water management while helping to improve the local microclimate.
The project further supports biodiversity through extensive landscaping and wildlife-friendly features such as birdhouses and drinking stations for birds.
