A new vibrant neighbourhood is taking shape in the Kročehlavy district, in the Růžové pole area. It will naturally connect to the surrounding development while offering high-quality public spaces, greenery and essential services. Kladno lies less than 30 kilometres from Prague and offers excellent transport connections. By car, with easy access to the D6 motorway, you can reach Prague in about 15 minutes. Regular bus and train services are also available. The train station can be reached by bus in just 3 minutes, and from there it takes around 20 minutes to reach Prague. In the future, travel will become even faster thanks to the planned high-speed rail connection. The centre of Kladno can be reached by bus in about 20 minutes.

Living at VIRTA Kladno project

On a site covering approximately 50,000 m², we will build a new residential complex offering high-quality, well-designed and environmentally responsible homes. Our goal is to create a place that works in harmony with nature and brings joy to everyday life – just as water brings life. Water represents life, balance and sustainability, and these values form the foundation of the new neighbourhood.

Finland, the home of our parent company, is known as the land of a thousand lakes. Water is a natural part of the landscape there, and respect for natural resources and the environment is deeply rooted in Finnish culture. The same philosophy is reflected in our new project in Kladno.

This is also where the name of the residential complex comes from. “Virta” means “current” or “flow” in translation. The name honours water as a source of life and also reflects the history of the area, through which the Lidický Stream flows.

In the area known as Růžové pole, we will gradually create a fully developed urban neighbourhood with approximately 750 apartments, ranging from studio units (1+kk) to four-room apartments (4+kk). The development will provide homes for around 1,400 residents. Our aim is to create a place where people will enjoy living both today and in the future.

The heart of the neighbourhood will be a central square complemented by shops and services. Great emphasis is placed on high-quality public space with plenty of greenery for relaxation, sport and meeting neighbours. We want to create an environment that supports community life and natural social connections.

The project will also include a four-class kindergarten, built as a modern timber structure and later handed over to the city for operation.

As part of the park and green areas, we will plant a large number of trees as well as rose bushes, reflecting the tradition of the area. The park will also include retention basins designed for the natural management of rainwater.

VIRTA Kladno will gradually grow through a combination of owner-occupied housing for our clients and co-operative housing developed with our partners. Each building will be named after one of Finland’s lakes – Vanaja, Saimaa, Orivesi, Kolima, Inari, Keitele, Roine, Puula, Unari, Suontee and Tampaja.

Transport connections

The VIRTA Kladno complex is being developed in the Kročehlavy district, in the Růžové pole area. We are transforming this site into a new, vibrant part of the city and gradually developing it into a fully fledged neighbourhood that naturally connects with the surrounding buildings while adding high-quality public space, greenery and services. The city centre is just a few minutes away, whether by car or public transport. Kladno itself offers excellent connections to Prague, located less than 30 kilometres away. By car, you can conveniently connect to the D6 motorway, while regular bus and train services are also available. In the near future, travel times will be further shortened by the planned high-speed rail link.

Everything you need within reach

One of Kladno’s great advantages is its complete civic amenities. With nearly 70,000 residents, the city offers everything needed for comfortable living. Near the project you will find kindergartens, primary schools, healthcare facilities, shops, restaurants, cafés and other services. The VIRTA Kladno complex itself will gradually add its own square, shops and local businesses, further enhancing everyday convenience for residents. The surrounding area also offers many opportunities for an active lifestyle. Within 10 minutes you can reach sports complexes, the ice stadium, football pitch, tennis courts and other sports facilities. The Sletiště aquapark and outdoor swimming pool are also nearby and particularly popular during the summer months.

Surrounded by greenery

Although VIRTA Kladno is located in the city, nature plays a key role in the concept of the project. The overall design is inspired by the motif of water and a natural respect for the environment. The new neighbourhood will include extensive green areas, landscaped parks and places for relaxation. Trees, shrubs and perennial planting will help create a pleasant microclimate and provide residents with space for everyday relaxation. The wider surroundings also offer many opportunities to spend time in nature. The nearby Bažantnice forest park is a popular destination for walks, running or family picnics. Nearby forests and cycling paths provide space for active leisure and connect the city with the surrounding landscape. VIRTA Kladno therefore combines the advantages of urban living with close access to nature, which can be reached within just a few minutes.

Blue-green infrastructure

Across the entire site, we plan to implement a sophisticated rainwater management system that has already proven successful in several of our other projects (e.g. SUOMI Hloubětín). Thanks to interconnected elements of blue-green (soft) infrastructure — such as structural substrates for tree planting, grass paving, permeable paving, retention tanks, and swales planted with moisture-loving vegetation — rainwater will be effectively managed and reused.

This system will allow water to naturally infiltrate the soil, slow down runoff from the area, and significantly reduce the burden on the sewer network, which will therefore be used to a much lesser extent. At the same time, it will enable further use of rainwater, for example for irrigating greenery, helping conserve drinking water and support sustainable water resource management.

As water will become a defining feature of the new residential district VIRTA Kladno, we will also create a pond in the central square, supplied with rainwater collected from the roof of the kindergarten building.
